The repairs we handle most often

Almost every call fits into one of a handful of categories. Knowing which one you are dealing with makes the conversation with any contractor shorter and the quote more honest.

• Broken springs. A loud bang and a door that will not lift is the classic sign. See our spring replacement page for how that repair works.
• Off-track doors. Rollers jump out of the track after an impact, a broken cable, or worn hardware. Forcing the door makes it worse.
• Frayed or snapped cables. Cables carry the full load of the door. A frayed cable is a warning, not a cosmetic problem.
• Worn or broken rollers and hinges. Grinding or a jerky ride usually starts here, long before a full failure.
• Bent or loose tracks. A track that is out of alignment makes the door bind, shake, or jump.
• Damaged sections. A dented or cracked panel weakens the door and can stop it from sealing.
• Safety sensor problems. Misaligned or dirty photo-eyes are the most common reason a door will not close.
• Weather seals and thresholds. Worn bottom seals let in snow, leaves, and cold air.

Why Chicago garage doors fail the way they do

Chicago weather is hard on moving metal. Temperature swings of 40 or 50 degrees in a few days make steel contract and expand, which loosens hardware over time. Cold stiffens lubricant and makes springs less forgiving, so parts that were already worn tend to fail on the first very cold morning.

Housing stock matters too. Large parts of the Northwest Side are bungalows and two-flats with detached garages off the alley. Many of those garages are 50 years old or more and still run original doors and tracks. Tight alleys also mean more bumped doors and bent tracks from cars and trash carts. None of this is unusual, and most of it is repairable.

What to check yourself, and what to leave alone

A few things are safe and worth trying before you call: clear leaves and debris from the tracks, wipe the photo-eye lenses on both sides of the door, check that nothing blocks the sensor beam, replace the remote batteries, and check whether the door was accidentally disengaged from the opener using the red release cord.

Do not touch the springs, the cables, or the brackets that hold them. These parts are under heavy tension and can cause serious injury if they release. Do not force a door that is off its track or try to lift a door that will not move. Stop, keep clear of the door, and call.

Repair or replace the door?

Most doors are worth repairing. A new spring, cable, roller set, or sensor adjustment costs a fraction of a new door and can add years of service. Replacement makes more sense when several sections are damaged, the door is badly rusted or warped, parts are no longer available, or you want better insulation and a quieter door.

We confirm the symptoms on the phone, arrive with the common parts, inspect the full system (springs, cables, drums, rollers, tracks, hinges, sensors, and opener), and explain what we found. You get a price before we start. After the repair we check the door balance, test the auto-reverse and sensors, and make sure the door runs smoothly through a full cycle.

Preventive maintenance that actually pays off

Twice a year, especially in the fall before the first hard freeze, it is worth a short check: lubricate rollers, hinges, and springs with a garage door lubricant (not heavy grease), tighten visible hardware, inspect the cables and bottom seal, and test the auto-reverse by laying a 2x4 flat in the door path. Catching a worn spring or fraying cable at this stage is far cheaper than an emergency call after it fails.
